Summary of Project
These retired homeowners found themselves frequently entertaining friends and family with overnight visits. They wanted to add a bath to an upstairs bedroom. It made sense to locate this added bath in the adjoining attic space which was over existing master bath to connect plumbing. We enlarged the existing attic door, beefed up and leveled the floor system adding 2x10s next to 8’ ceiling joist and furring down the roof rafters to insure adequate space for proper insulation. New wall framing was added and we had created a new room. The owner selected a beautiful subway tile and trim which was used for the shower and wainscot around bath. A frameless shower enclosure was added which made the room look much larger than reality. A beautiful chest type antique replica maple vanity with travertine countertop was added. A coordinating hanging mirror with sconces were chosen and installed. The homeowner’s are now ready to entertain overnight guest with an inviting bathroom. This added bath cost approximately $18,000.
Project accomplishments, significant challenges and creative solutions.
The homeowner, a retired interior designer, had great ideas for a new guest bathroom but just could not envision how to create it and get the plumbing to work. We were able to use existing, under roof attic space, to create a comfortable sized guest bathroom, adding 100 sf heated space. The challenge was to connect the drains to existing plumbing in the crawlspace. Since we were also adding a new master closet on the rear of the master bath, we were able to remove the brick open the wall and route the plumbing down through existing master bath wall to connect new the bath drain in the crawlspace. We were able to create an elegant extra bath for a minimal investment.
